Damp & Leaks

Are damp patches on walls and ceilings causing wet patches on flooring?
Not sure what to do? 


First, try to identify the problem as Rising Damp, Penetrating Damp, or Condensation. Often, the problem can be linked to a visible leak.


Rising Damp: What are the Signs?

It will start to creep up walls. Look out for patches above skirting boards and use your nose. You can often smell damp even if you can't actually see it.

What can you do?:  Locate the source and report it by filling out a maintenance form. Properly ventilate the area/space whilst waiting for the problem to be fixed.

Keep room temperatures within 65 to 70F.


Penetrating Damp: What are the Signs?

Damp and blotchy patches are visible on the wall; wet and crumbly plaster.

What can you do?:  Locate the source and report it by filling out a maintenance form. Properly ventilate the area/space whilst waiting for the problem to be fixed.

Keep room temperatures within 65 to 70F.


Condensation: What are the Signs?

Condensation is mainly a winter problem - the external air temperature is low whilst external walls and windows are cold.

Look for steamed up windows and puddles on the window sill, damp patches, peeling wallpaper, black spotty mildew, and/or water running down walls.

What can you do? Prevent the condensation from happening and report any water damage to the interior by filling in a maintenance form.

Recommended treatment: A combination of good ventilation and heating.

Heating that is too low or too high will cause condensation. Keep room temperatures within 65 to 70F. Sometimes opening a window is enough but checking that ventilation and ventilator fans are clear and clean will help.


The ceiling is leaking and causing damp and mold growth.
Not sure what to do?


First, locate the source and place a bucket under the leak to catch the water.

Report a description of any visible damp patches or water damage by filling out a maintenance form. Properly ventilate the area/space whilst waiting for the problem to be fixed. Keep room temperatures within 65 to 70F.

Obvious leaks can soon be spotted and dealt with, but slow and very small leaks can, over time, grow into big damp and/or leaking problems. Look for growing patches on floors, walls or ceilings and drips and puddles where they should not be.

Damaged or poor seals around showers and especially over baths are common culprits, and the damage often goes unnoticed until it appears down the walls or on the ceiling of the room below.


Here are some Useful Tips:

Wear socks to protect carpets. Natural oils from skin and from your feet will wear carpet down quicker than if you wear socks to protect it.

Keep doors open for better ventilation, especially when drying clothes.
